1. It Starts with the Concrete (Not the Epoxy)
Most epoxy failures start before a single drop of coating is applied. The number one reason epoxy peels? Poor surface preparation.
Concrete is porous, and over time it collects oils, moisture, dust, and old sealers that prevent epoxy from bonding properly. A simple acid etch — which many DIY kits and budget installers rely on — doesn't cut it.
The gold standard is diamond grinding.

The topcoat — also called a clear coat or polyaspartic finish — is the protective layer over the epoxy and flake. It's what protects the floor from UV rays, chemicals, abrasion, and daily wear.
A quality topcoat needs to be:
UV stable (to prevent yellowing in sunlight)
Chemical resistant (to stand up to oils, cleaners, and road salt)
Applied at the right thickness (too thin = premature wear)
Rushing the topcoat or skipping a second coat to save time are shortcuts that will cost you years off the life of your floor.
5. Simple Maintenance That Protects Your Investment
A well-installed epoxy floor is remarkably low maintenance — but "low maintenance" isn't "zero maintenance." Here's how to protect your investment long-term:
Sweep or dust mop regularly to remove grit and debris that can scratch the surface over time
Clean up chemical spills quickly — especially battery acid or harsh solvents
Use furniture pads under heavy equipment or shelving
Avoid dragging sharp metal objects across the floor
Reapply a maintenance coat every 5–10 years depending on use
