You've seen it before. A garage floor that looked great for a few months and then started peeling, bubbling, and chipping. The homeowner spent good money on it and now it looks worse than bare concrete.

1. Moisture — The Silent Killer of Epoxy Floors in the Tri Cities

This is the number one cause of epoxy floor failure in Eastern Washington and it's completely invisible until it's too late.

Concrete is porous. It breathes. And when moisture from the ground pushes up through the slab — a process called hydrostatic pressure — it gets trapped under the epoxy coating and has nowhere to go. The result is bubbling, delamination, and a floor that peels up in sheets within months of installation.

Epoxy doesn't stick to concrete the way paint sticks to a wall. It needs to chemically bond into the surface at a molecular level. For that to happen the concrete has to be properly opened up and cleaned before a single drop of epoxy goes down.

There are two ways to prepare concrete for epoxy:

Acid etching — cheap, fast, and inadequate. Acid washing cleans the surface but doesn't truly open the concrete's pores. The epoxy sits on top of the surface instead of bonding into it. It looks fine for a while and then peels.

Diamond grinding — the professional standard. A commercial diamond grinder mechanically abrades the concrete surface, opening the pores and creating a surface profile that gives the epoxy something real to bond to. It's more time consuming and more expensive but it's the only prep method that delivers long term adhesion.

3. Epoxy Is Not Paint — This Misconception Ruins Floors

This is one of the most common misunderstandings homeowners have about garage floor coatings — and it leads to some of the worst purchasing decisions.

Epoxy is not paint.

Paint is a pigmented liquid that dries on top of a surface through evaporation. It sits on the concrete, doesn't penetrate it, and wears off relatively quickly under the stress of vehicle traffic, dropped tools, and chemical spills.

Epoxy is a two-part resin system. When Part A — the resin — and Part B — the hardener — are mixed together they undergo a chemical reaction that creates an entirely new compound. That compound bonds directly into the prepared concrete surface and cures into a surface that is dramatically harder, more durable, and more chemical resistant than any paint product.

The big box store garage floor kits labeled as "epoxy paint" are misleading. Most of them are latex paint with a small percentage of epoxy solids — nowhere near the professional high-solids epoxy systems used by certified contractors. They look similar going down and fail dramatically faster.

If someone is offering to coat your garage floor with a product you could buy at Home Depot for $50 — that's exactly what you're getting.

4. Wrong Use Case — Epoxy and Polyaspartic Are Different Products

Another common failure point is using the wrong coating system for the specific environment.

Epoxy is an excellent base coat — it's thick, fills minor surface imperfections, provides a strong bonding layer, and holds the decorative flake broadcast in a full flake system. However epoxy on its own is not UV stable. In Eastern Washington where summer sun is intense and direct, a pure epoxy topcoat will yellow and fade relatively quickly when exposed to sunlight.

Polyaspartic is a different product entirely. It's a type of aliphatic polyurea that is UV stable, extremely fast curing, highly chemical resistant, and significantly more durable as a topcoat than epoxy alone. Polyaspartic is what goes over the epoxy and flake layer to seal and protect everything underneath.

Using epoxy where polyaspartic should be used — or skipping the polyaspartic topcoat entirely to save money — is one of the most common ways budget installs fail prematurely in the Tri Cities.

The right system for a Tri Cities garage floor looks like this:

  1. Diamond ground concrete prep

  2. Moisture vapor barrier if needed

  3. Epoxy pigmented base coat

  4. Full flake broadcast

  5. Polyaspartic UV stable topcoat
